Executive Global: What would you say are the unique characteristics that make Montana the perfect terrain for hunting and ranch real estate?

From the Bitterroot Mountains to the sage prairies of Eastern Montana, big game thrive where food, water, and cover intersect. EG: In what ways did your degree in Business Management from Montana State University of Billings prepare you to excel in the world of luxury real estate today?
CJ: My background in Business Management allows me to evaluate these properties as operating enterprises, not simply scenic holdings. Luxury ranches often involve cattle operations, farming, employees, tax considerations, and in many cases, hunting components. Understanding those systems provides clarity to buyers and ensures they fully comprehend both the lifestyle and financial aspects of ownership.
EG: When it comes to successfully selling a property at the full asking price, what does strategy in Montana luxury real estate mean to you?
CJ: In Montana luxury real estate, strategy begins long before a property reaches the market. Achieving full value requires disciplined pricing supported by data, but equally important is positioning the ranch as a legacy asset rather than a commodity. We analyse water rights, income potential, habitat quality, and long-term appreciation while maintaining discretion — as many qualified buyers transact privately. Timing, narrative, and precision negotiation are what ultimately secure full-value outcomes.
EG: Having worked on Montana’s iconic properties such as Big Horn River Ranch, Livingston Peak Ranch and Bull Mountains Ranch, how may your vast experience bring added value to clients?
CJ: Having represented iconic Montana properties such as Big Horn River Ranch, Livingston Peak Ranch, Bull Mountains Ranch, Cedar Hills, to name a few, I have developed a deep understanding of what defines truly premium recreational ground. In the trophy elk market especially, value is driven by rut history, migration corridors, habitat diversity, pressure management, and herd sustainability. I evaluate a ranch not just by acreage, but by how it hunts — because serious buyers demand certainty in both experience and investment.
EG: Your exemplary track record is evident, having exceeded $100 million in gross sales. What can wealthy buyers and sellers look forward to when leaning upon your experience?
CJ: Exceeding $200 million in recent gross sales reflects relationships built on trust and long-term perspective. We treat every client as we would want to be treated ourselves — with transparency, discretion, and unwavering commitment. Each transaction is approached as if it were our own personal investment. A significant part of our strength comes from working as a team with my father, Tony Golden, who brings over 30 years of experience brokering Montana properties. His depth of market knowledge and seasoned negotiation skill, combined with our shared daily involvement in this lifestyle, is a tremendous asset to our clients and a cornerstone of our success.
EG: You are also a licensed outfitter and hunting guide. Tell us more about how your work at Golden Outfitters can help newcomers experience Montana?
CJ: As owner of Golden Outfitters LLC, outfitting and guiding has taken me into nearly every corner of Montana. Years spent in premier elk country, river bottoms, and prairie breaks have given me firsthand knowledge of where strong herds thrive and what sustains trophy quality over time. That lived experience allows me to evaluate land not only as real estate, but as a functioning ecosystem — an essential perspective in Montana’s premier legacy ranch market. EG
